Your Finder’s Fee—£295.00 incl. VAT

You will receive the following expert service from us from the very start:
We will visit the property to conduct a Market Appraisal;
We will erect a To Let and Let By Board at the property (if required);
We will promote the property via several advertisement avenues;
We will arrange and conduct viewings;
We will organise an Energy Performance Certificate if required.**

Your Arrangement Fee—£99.00 incl. VAT
You can rely on us to complete all necessary pre-tenancy referencing and legal requirements:
We will fully Reference and vet your tenants
We will provide a Tenancy Agreement on your behalf;
We will collect the security deposit
We will provide you with FREE rent guarantee insurance for an initial six months, giving you extra peace of mind*

Your Check-in/ Inventory Fee—£99.00 incl VAT
Once your tenant has been found and all required procedures are complete, we will tie up all loose ends to ensure the tenancy begins in the right manner:
We will advise Utility Suppliers of the readings at the start of the tenancy*
We will conduct an Inventory of the property:
We will personally meet the tenant at the property for the check in appointment:
We will check all smoke alarms / carbon monoxide detectors are in working order and evidence this with the tenant;
We will complete all necessary check-in paperwork with your tenant;
We will register your tenant’s deposit with a Government backed scheme.*

Your Managed Service Fee—12% incl VAT for single property / 9.6% incl VAT for multiple properties
You can rest assured that we will manage your property on your behalf for the duration of the tenancy: 
We will collect your tenant's rent each month and produce “chaser” letters when overdue;
We will provide extension and end of tenancy documents for renewals / end of tenancies;
We will carry out regular management inspections of your property;
We will perform a check-out inspection and act on your behalf regarding the deposit  return at the end of the tenancy;
We will arrange and maintain gas safety and electrical safety checks**
We will organise any necessary maintenance to your property using our reliable and trustworhy team of contractors**
We will arrange payment of service charges and utility bills on your behalf;
We will provide you with a statement of accounts each month

** A charge will be made by a contractor for carrying out these checks, which will be passed on to you.
