Introducing Sales Division



Sales Division is a new concept from the directors of Home Estate Agents, an estate and letting agent based in Cheshire, in the heart of the North West.



Letting agents obviously have a huge amount of knowledge regarding property and the ability to provide excellent customer service. In its simplest form, Sales Division enables letting agents to provide an estate agency service to their clients.



Home Estate agents staff will provide the agent with an estimate of the property's value. If the agent and the client decide to proceed, the property can then be marketed by your agency and also on our own website/ Rightmove, etc. When requests for viewings are received, our call centre staff will take the details and will then pass these details on to the letting agent to arrange the viewing.



Once a sale is agreed our completions team will liaise with both sets of solicitors to conclude the sale as quickly as possible.

 

The Market Appraisal

 

The first part of the process is to carry out an appraisal of your client’s property to determine the suggested marketing price. Sales Division staff will provide you with all the necessary information, including a Rightmove Best Price Guide.



To prepare the market appraisal information, we will need as many details about your client’s property as possible. This information can be provided to us by e-mail or by completing the on-line enquiry form on our website.



Once we have all the necessary information, we carry out research, checking sold prices in the local area. We have access to the ‘behind the scenes’ data provided by the two leading internet property portals, Rightmove and Zoopla. We also check similar properties for sale in the local area. A bespoke report for you and your clients will then be forwarded to you, by e-mail in PDF format.



We would suggest you sense-check the figures provided by us, to add your vital local knowledge. If you feel that the figures need double checking, feel free to call us.



You would then meet with your clients to go through the figures and discuss the marketing proposition of their property. If the client wishes to proceed, an agreement would be signed; this would be between the client and Sales Division.

 

Internet Marketing



Properties marketed by Sales Division will be listed on over thirty websites, and on our own website. The leading internet property portal, Rightmove, lists over 90% of all homes for sale in the UK. Zoopla owns and operates some of the leading online property brands including Zoopla.co.uk and Primelocation.com. In addition to their own websites, Zoopla exclusively powers the property search facility on some of the UK’s biggest websites, providing and unrivalled property audience in the UK. These partnerships include The Times, The Telegraph, Independent, Evening Standard, The Daily Mail, Home & Property, AOL, MSN, Globrix, Homes24 and many more.

 

 Social Media Marketing

 

Sales Division will embrace new technology and take advantage of the opportunities presented by some of the social media sites. Our Facebook page will have a property search facility similar to the search facility on the property portals. All new instructions will be tweeted on our Twitter feed.

 

The Property Brochure

 

At Sales Division, we take a lot of time, care and pride in the preparation of property particulars. The details, measurements and photographs would be undertaken by the letting agent. This information should then be sent electronically to Sales Division’s central office by completing the 'Vendor and Property Details Form' on our website. We will then load the images onto our marketing system and double check the property description and room details. Once we are satisfied with the first draft of the particulars, they will be sent to you to approve the particulars. Once all parties are happy we have the best brochure possible, the property can be marketed for sale.

 

Viewings

 

Applicants will request a viewing by either phoning our call centre, via mobile phone apps from the property portals or by sending an e-mail via the internet portals. It is quite common to receive the majority of the e-mail traffic during the weekend. For this reason our call centre is open six days a week to deal with these enquiries and to respond to potential buyers (the plan is to extend this to seven days a week in the near future). The caller will be advised that we are centrally based online agent but that we do have a locally-based representative (you) who will be able to tell them more about the property, the area and will be able to arrange a viewing, if necessary. An e-mail will be sent to you immediately, advising you of the contact details, together with a brief summary of the call.

 

Sales Progression

 

Once an offer has been accepted by the vendor, Sales Division staff will prepare a Memorandum of Sale. This will be sent to each of the five relevant parties: vendor, purchaser, each of their own solicitors and to you, the introducer.



Our staff will then work to ensure the legal matters are proceeding as they should be and in a timely manner. In the future, online access will be provided to your system so you and your client can check on the progress of the sale at all times. The system will be updated whenever we are advised of any changes by either of the solicitors acting in the matter. Once the matter exchanges, we will raise the invoice and forward this to the vendor’s solicitor. You, of course, will be paid by us on receipt of payment from the solicitor.

 

Fees and commitment

At Sales Division there are NO joining or monthly fees to pay. Similarly, there is no minimum tie-in period. We are happy to accept as few or as many cases from agents as they have.

When a sale is completed, Sales Division retain 50% of the selling fee and pass the other half on to the introducer. The selling fee would be negotiated between Sales Division and the introducing agent.
